Sierra on 66 is a 221 unit affordable housing community that consists of garden style apartments, community amenities, and scenic views in Flagstaff, AZ. 

 

PROJECT SUMMARY

 

Sierra on 66 is a 221-unit affordable housing community located along Route 66 in Flagstaff, AZ. Situated on 10.54 acres, the development includes five three-story garden-style buildings, one three-story building over a covered garage, and a clubhouse/leasing building. Residential buildings define the site’s perimeter while surrounding a central open space that promotes connectivity. The all-electric design emphasizes sustainability, reducing environmental impact and infrastructure costs.


Residents enjoy a variety of amenities, including a fitness center, clubroom, coffee bar, co-working space, dog run, tot lot, bocce court, and outdoor gathering areas. A 10-foot-wide FUTS trail provides direct access along Route 66, while views of the San Francisco Peaks and Mount Elden reinforce the community’s connection to the surrounding landscape.

PROJECT HIGHLIGHTS
  • Efforts include achieving a HERS Index of 65 or lower, installing photovoltaic-equipped overhead parking canopies throughout the site, preserving pre-existing vegetation and topography, and creating bike-friendly paths throughout the site to promote alternative transportation. 
  • A central portion of the site required preservation, so it was thoughtfully fenced and the surrounding area was landscaped to seamlessly incorporate it into the community.
  • Sierra on 66 participates in the affordable housing tax credit program, LIHTC.
