THE VILLAS OF LILYDALE

PROJECT SUMMARY

After the success of Lilydale Senior Living, the first Southview Senior Living building on site, phase II began with the same architectural team. The Villas of Lilydale is a 47-unit independent apartments along the Mississippi River bluff. The site includes some of the most magnificent views of the river and downtown St. Paul. Every unit has an outdoor deck and below grade parking. Amenities include the grand lobby, club/community room, and fitness room. 

Due to the building's proximity to the Mississippi River, the whole concept of the building was sensitive to the landscape of the river bluff and to migratory bird patterns. Since the site was a part of a PUD, the overall height of the building was preset and preapproved. To achieve the density required by the client and meet the height requirements for the site, the decision to add a habitable attic drove the aesthetic of the building. The attic includes the headquarters for Southview Senior Living, as well as four additional units.
